To get you started, here are three of our most important tips:

1. PRICE YOUR HOME TO SELL

Set a price based on comparable sold homes, the ‘temperature’ of the local market and your specific goals. We excel in helping our clients with this need.

Set your price too high, your home may sit on the market. Set it too low, you risk cheating yourself out of money. Anyone can run numbers for you, the real magic happens when you pair those numbers with real world context and local market expertise.

2. UNDERSTAND YOUR RESPONSIBILITY IN REGARD TO DISCLOSURES & INSPECTIONS

A seller has certain responsibilities of disclosure when they market their house to sell. Disclosure forms must be filled out honestly and made available to all prospective buyers. We help you make sure you are in compliance with real estate standards of disclosures. A potential buyer of your house will usually hire a licensed Home Inspector to make sure they find anything about your home that would cause them to either back out of the contract or possibly want you, the seller, to repair or give them a financial credit. We advise our clients early on so most of these potential issues are dealt with before they become a road-block for a potential buyer.

3. PREPARE YOUR HOME FOR SALE

OUTDOORS
  • Exterior: A fresh coat of paint or a thorough power-wash makes any exterior look new again.
  • Landscape: First impressions last. Strong curb appeal draws a buyer into the home and sets their thoughts with a positive mindset.
  • Garage: The effort needed to tidy up your garage is well worth it! Show off the fullspace by getting rid of extras.
  • Patio & Deck: Prepare the patio/deck as if special friends were coming over for an evening dinner outside.

INDOORS
  • Declutter: Closets look twice as big with half the clutter. Besides, you’re moving soon, start packing.
  • Paint: A fresh coat of neutral paint serves as a blank canvas to potential buyers. “Loud” colors can detract from a buyer’s vision.
  • Decorate: Show each room’s unique space with minimal decorations. We can help here.
  • Lighten & Brighten: Natural lighting helps lift the mood and make a room more inviting and even larger.
